We market property for individuals for an upfront fee of $99.00 per property, plus a 5% commission when it sells or, will list it for 3% with an upfront fee of $249.00 per property.
(This fee is for our time, efforts, paperwork processing, uploading pics & other information into the MLS, on Realtor.com.) & on our other Website..
This is an example of traditional real estate transaction:
$100,000.00 x (commission)10%= 10,000.00 Property has to sell for $110,000.00 for you as the seller to get what you want unless you can find a realtor who will come down on their listing fees...
My proposals.. (EXAMPLES) If we list a $100,000.00 property at 10%=Listing at $110,000.00....
Option 1: $100,000.00 x (commission) 5%=$5,000 + 99.00 (upfront marketing fee); property sells for 110,000.00. Seller has additional $4,901.00 to either put in their pocket at closing or negotiate with the buyer.. Still neting the $100,000.00 you are asking for your property.
Under this option; In the "Listing Agreement" you keep the "Exclusive Right to Sell" without paying any commissions.
Option 2: $100,000.00 x (commission) 3%=$3,000+$249.00 (upfront marketing fee); property sells for $110,000.00. Seller has additional $6,751.00 to either put in his pocket at closing or negotiate with the buyer.. Still neting the $100,000.00 you are asking for your property. Under this option; In the "Listing Agreement" you keep the "Exclusive Right to Sell" without paying any commissions.
Option 3: $100,000.00 x (commission) 10%=$10,000.00 (no upfront marketing fees).. I will negotiate on the commissions however no lower than 8%.. And you have a "Non-Exclusive Listing Agreement".
Options 1 & 2 will also allow you to stay on the MLS, Realtor.com and on our web-site until your property sells; still leaving the "Exclusive Right to Sell" without paying any commissions. However, if the property sales due to our efforts of working with another agent, the commission percentages remain in effect and are payable at the closing, as realtors are also due their pay according to our MLS and Good Faith Agreements for their bringing us a buyer for the properties..
All Listings are for a one year period.
Land and Homes "are" still selling.. It is the prices that have changed and I believe that we have come up with the solution to "Sell the Land and Build New Homes". The lower priced and smaller sized homes are the ones still in that category of sales status in our community. Yet, we still keep the great looks, quality materials and workmanship in each constructed home.
In closing; I have the numbers together for building new homes on one or more properties if you are interested in a venture such as this, there are "many options" available in order to "bring deals together" and still plenty of opportunities here. So don't give up on your Dreams!
